Utah County has added roughly a quarter of a million people since 2010, growing from 520,000 to about 774,000. Almost every one of those people arrived into a building that somebody had to construct, service and eventually maintain — which is why the county's trades and contractors are busier than they have ever been, and why yard space has become one of their more annoying costs.

The commercial storage Utah County operators need is rarely a workshop. It is somewhere secure to keep a trailer, a run of equipment, a pallet of materials or a season's worth of gear, reachable from the interstate, without signing a lease. That is what this is.

The Corridor Argument

Utah County is essentially a 40-mile line along I-15, and where you base your equipment on that line has a real cost attached.

Industrial and yard land at the north end — Lehi, American Fork, the tech corridor generally — carries the premium that a decade of data centers and office campuses put on it. Land in Payson does not. A trailer parked in Payson and a trailer parked in Lehi are doing exactly the same job, and one of them is being charged for a zip code.

The question is only whether the location costs you time, and for a great many operations it does not:

If your work sits south of Provo, this is the obvious base and there is no trade-off to weigh. If your work is spread across the county, the calculation is whether a longer run on the days you go north is worth a materially lower monthly cost every month of the year. For a trailer that moves twice a week, it usually is.

Against a Yard or Industrial Lease

This is the comparison behind most commercial storage Utah County searches, and it is worth being precise about what you are and are not comparing, because these are not the same product and pretending otherwise helps nobody.

A yard or small industrial unit gets you a place to work, run equipment, receive freight properly, and put a sign up. It costs a multi-year term, a triple-net structure where you also carry a share of the building's taxes, insurance and maintenance, your own utilities, a deposit, and frequently a personal guarantee from a director.

Commercial storage gets you a secure place to keep things and nothing else. A 10x20 drive-up is $174 a month. A 40-foot trailer space is $65. There is no deposit, no guarantee and no term beyond the first month.

So the honest test is a single question: do you need to work there, or only to keep things there? If it is the former, lease, and do not let a monthly rate talk you out of the right decision. If it is the latter — and for most trades the yard is genuinely just storage — a lease is a large amount of fixed overhead attached to a problem that does not require it.

Security, and Why It Matters More for Equipment

Tool and equipment theft is a running cost for trades in a way it is not for households, and it is worst in exactly the two places contractors default to: an active job site overnight, and a driveway or street outside a crew member's house.

Both share the same weakness — anyone can approach, at any hour, and nobody who belongs there is watching. A job site is advertised by definition: the trailer parked outside tells everyone what is inside it and how long it will be there.

A fenced, gated, camera-monitored lot with keycode entry changes the arithmetic. Not because a fence is impassable, but because casual opportunism — which is most of it — goes elsewhere. Access is logged to a code rather than open to the street, and the lot is lit and paved rather than dark and rutted.

The practical version: if a trailer of tools represents more than a month or two of storage cost, the sums stop being close. Most contractor trailers clear that threshold several times over before you have counted the day of work lost while you replace what went missing.

10x20 is our largest unit — there is no 10x30. Most operations combine a unit with an outdoor space rather than taking one very large unit. Climate-controlled units are available for documents and electronics.

The combination is the useful pattern: a drive-up unit for what a crew loads from, and a trailer space for what tows. For records and anything electronic, a climate-controlled unit is the right call — the county swings close to 70 degrees between a summer afternoon and a winter night, and paper, toner and adhesives do not survive that cycling well.

Getting In and Out

Directly off I-15 at the Payson exit, with paved lanes wide enough to swing a 40-foot rig without a three-point turn. No residential streets, no tight corners, no low bridges on the approach.

That matters more for a commercial tenant than a household one. A yard you can reach from the interstate on the way to a job costs almost nothing in detour time; one you have to thread a trailer through a subdivision to reach costs you every single visit.

Before You Move Equipment In

  1. Check your insurance and get the answer in writing. Commercial policies often cover property away from the premises only to a low sub-limit. Give your broker the address and a value for what will sit here. This is the step skipped most often.
  2. Sort crew access at signing. If more than one person needs to get in, tell us at the start rather than circulating a code. It is a normal request and much easier to set up properly once than to unpick later.
  3. Know the material restrictions. Nothing hazardous, flammable, explosive or perishable — fuel, propane, solvents, pesticides, compressed gas. Drain the tank on anything with an engine before it comes in. Ask about anything you are unsure of before it arrives on a trailer.

Where in Utah County are you, and who does that suit?

We're at 820 W Utah Ave in Payson, at the southern end of the I-15 corridor. That suits any operation whose work sits south of Provo, and it suits north-county firms who have realized they are paying tech-corridor land prices to park a trailer. Roughly: ten minutes to Spanish Fork, twenty to Provo, thirty to American Fork, thirty south to Nephi.

Why is commercial storage cheaper at the south end of the county?

Land. Storage and yard rates track what the ground underneath is worth, and industrial land around Lehi, American Fork and Orem carries the premium that the tech corridor put on it. The trailer does not know the difference. If your yard requirement is storage rather than a place to work from, moving it fifteen minutes south is one of the few cost reductions available to a small contractor that costs nothing operationally.

Can I keep a work trailer or equipment trailer here long term?

A drive-up unit works as a staging point for materials that need to be near a job but not on it, particularly on sites with no secure lay-down area or where deliveries have to arrive before the crew does. Month-to-month terms fit a project that runs eleven weeks rather than twelve.

What's the largest unit you have for commercial use?

10x20, at $164 indoors or $174 drive-up. There is no 10x30 here. For anything larger the usual approach is a 10x20 for tools and materials plus an outdoor space for the trailer or vehicle, which for most operations works out cheaper than one very large unit would anyway.

Can several people from my company have access?

Talk to us and we will set it up properly rather than have you hand a code around. Access arrangements for a business with multiple crew members are a normal request and are best sorted at signing, because retrofitting them after a code has circulated is harder than doing it once at the start.

Is this suitable as a base for a franchise or multi-site service business?

For equipment and stock, frequently yes — a low-cost drop point at the south end of the corridor with no lease attached is a sensible way to serve south-county work without committing to premises. What it is not is an operating base. You can collect and deliver freely, but you cannot work from a unit, meet customers there, or run equipment inside it.
